Getting Agents out of referrals..

What is everyone's thought on getting a bill sponsored to make it illegal for an agent to get involved at all with the choosing of an inspector?? As I see it there's a conflict of interest and Agents are not qualified to determine if an inspector is or isn't good for the buyer.. just want to get opinions from across the globe!!

Drum trap with cap

Would anyone care to comment on this? To me it appears that the old drum trap may have leaked at some point and the owner simply took it upon himself the easy way out with a cap.

what is the purpose of this fireplace accessory?

is exposed paper vapor retarder allowed here?

Large fully-floored attic extending over attached two car garage, unconditioned space (the vapor retarder is reversed) accessed from bedroom via full sized interior door (visible on left in picture).
Obviously the space is intended to be used as storage, but is also large and high enough so that someone might use it for something like exercise or home office space.
As I understand it, the exposed paper is acceptable in this location, is this correct?

OLDER THERMOSTAT AND NEW CONDENSER

Inspected a 12 year old all electric house today. The exterior condenser unit was new and configured as a heat pump. The older model original wall thermostat was being used. The thermostat had a switch to force the unit to go to "EMT" heat. When I selected "EMT" heat, the condenser shut down as expected however after 15 minutes of the inside unit operating, no heat was coming from the vents. I am just wondering if when the new outside condenser heat pump was installed, could the installer have wired it to run in heat pump and EMT heat simultaneously and that is the only selectable configuration. Meaning could the installer have just set it up that when the user selects “Heat” he gets a combination of heat pump and backup resistance heat in parallel, regardless of how the thermostat “Heat” and “EMT heat” are selected? What I am trying to say is, it appears there is really only one setting, that is “Heat” and when selected, you get heat pump and heat strips. If you selected EMT heat only, you get nothing but the fan working.
In the photo there is an LED on the far left that would never come on. This LED is for "EMT". One the far right there are two LED's (One for emt heat and one for normal heat) that stay on whenever the unit is in heat mode. Regular heat pump heat is identifed as "AUX heat on the thermostats.
Long explanation but my question is it a problem if the unit cannot be foreced to got to solely EMT heat ? What say ye HVAC experts????????????

exterior trim types

As time progressed, new materials hit the market. It use to all be wood. Now we have the PVC composite trim that doesn't rot.
There seems to be an "in between" wood and composite trim. I see it on mid 90's homes mainly. It has a rot resistant outer surface. However, the material on the inner portions succumbs to moisture and becomes soft.
What years did this material get used and what is its makeup?

Writing a report...

I am about to start off in the inspection field, unfortunately I do not have the start up money to buy one of those inpsection report software (they seem to be pricey). I know some people have made their own reports on word or something of the sort and just use those. I am not to familiar with form making on the computer and am asking if someone can send me sample or a report I could use....
I know this is probably a lot to ask.

Soda Bottle drain

Foreclosed 2000 home. Typical vandalizing such as taking all the appliances and light fixtures. New one on me was all the kitchen and bathroom receptacles. Typical punching or kicking holes in the drywall and doors. They did not feel like taking the dishwasher so they decided to kick dents in the door.
Few odd ball things where they took the tile off the counter back splash. They took the metal duct for the dryer which was about 15' run.
Here's my favorite they could not figure out how to mate up the tail piece to the trap under the bathroom sink. They cut the bottom off a soda bottle and placed the neck in the trap and let the tail piece drain in the bottle pretty much like a indirect waste receptor. :D
